COST SEGREGATION

In order to provide clients with extraordinary value and a vital service, Kohl Capital Associates has partnered with one of the nation's leading providers of Real Estate Engineering Services to conduct Cost Segregation Studies. This is part of the client's decision making process and can make the difference in choosing one property over another. This can dramatically improve cash flow and Return on Investment. This strategy can be used on property being purchased, on new construction or even on property already owned.

The magnitude of the savings can be tremendous. By converting 'brick & mortar' assets (depreciated straight-line over 39 or 27 years) into personal property assets (depreciated on a double-declining basis over as little as 5 years), the buyer receives early tax depreciation expenses, thus improving the property cash flow in the early years of ownership. As part of Kohl Capital Associates' total consulting service, a Cost Segregation Study makes the decision making process more accurate by revealing the TRUE Return on Investment alternatives.

A Fixed Fee Proposal is given to the client. The cost-effective study can be performed in conjunction with a Property Evaluation, Environmental Site Assessment or done independently. The engineering team reviews available plans, construction drawings, purchase documents and other documents to assign values and classifications of assets. Site visits and additional due diligence identifies all the building systems (visible and hidden) and all personal property asset classes to complete the study. The results are organized and presented into summary statements for use by the client's CPA. Having a report conducted by a licensed engineer, the CPA has no worries with data accuracy or compliance with IRS standards.
